So how do I work? What can I offer? And why should you get in touch?
I work with sellers, buyers, landlords and tenants to market or secure one of the most important assets anyone has: their home.
Whether I’m working to sell your home or to find you a place to rent, I always like to start by getting to know you and what really matters to you. It’s really important that you feel comfortable with me, as we may be spending a considerable amount of time together. Meeting face to face is therefore key and I’m happy to see you at my offices at Brown Harris Stevens in Park Slope, at your home, or anywhere we can grab a cup of tea!
Here’s a little more detail of how I like to work:
Saying goodbye to a much loved home can be an emotional experience. That’s why I’m committed to creating the best sales process possible for you – with minimum stress and maximum results
My work with sellers still starts with sitting down together and finding out what really matters most to you. Then I’ll walk you through:
- A thorough analysis of the market
- An overview of comparable properties
- A marketing strategy that shows your property in the best light and exposes it to the largest and most relevant possible audience.
I’m lucky that the brokerage I work for, Brown Harris Stevens, is part of the Christie’s network, which makes our listings available to an enormous national and global network of affluent buyers.
We’ll also advertise your property on StreetEasy, Trulia, Zillow and in the New York Times and the Wall Street Journal, to name a few.
I’ll spend time with you before marketing the listing to help you get your home camera ready – helping with decluttering and advising on staging. When your property is ready, I’ll employ a high end architectural photographer to ensure your home’s photos stand out from the crowd.
Above all, I’ll make sure that we price right and negotiate all offers effectively, giving your property the very best chance of achieving its highest possible price. I’ll be honest with you too. If I think you’re over or underestimating your sales price, I’ll let you know and I’ll offer robust market data to support my analysis. As a Certified Negotiation Expert I’m also trained in the most effective negotiation techniques, which again, are essential in achieving you the best outcome.
If you’re also looking to buy a property, we can search for your next home too, and having got to know you, I’m perfectly positioned to find you a property that’s right for you.
When I work with buyers, I think forward to the time after we’ve found your perfect home or investment property. I want you to look back on the experience you’ve had with me and feel happiness and contentment. Anything less than that and I’ve not done my job.
I love finding out as much about my buyer’s preferences as I possibly can. I try to understand all the ingredients – big and small – that will create the most ideal purchase for you.
Searching for just the right property for you can be time consuming, but I’m committed to leaving no stone unturned.
As we move through the process, I empower my buyers with information at each stage of the journey. The more you understand about the neighborhood and the market, the more confident you can be in your decision when the time comes to pull the trigger on a purchase.
If you’ve already found a property and want to employ me as a buyer’s broker to negotiate the deal and coordinate the purchase then we’ll work to get you the best outcome. If you prefer to take extra time to sift and sort until we find the perfect home for you, then that’s OK too. The aim is always the same. To secure the property you want for the right price and in a time frame that works for you.
In terms of added value, I’ll make recommendations and coordinate with mortgage brokers, attorneys, inspectors, architects and more. I’ll prepare board applications and prep you for your coop interview. And if you have a property to sell too, I’m here to help.
The rental market can be a fickle beast, so it’s important to understand how everything from the time of year to the proximity of new construction to your property can effect its desirability and ultimately its rental price.
Having been a landlord myself, I totally understand how stressful it can be to have a property stand empty, so it’s my aim to make sure that not only are you priced and marketed strategically but also that your prospective tenants are financially vetted.
As landlords, you’ll also have the same access as sellers to Brown Harris Stevens’ marketing reach, and see your property featured online in the same places (StreetEasy, Trulia, Zillow, The New York Times and the Wall Street Journal among others). I’ll also work with my fellow brokers to make sure that they’re aware of the listing and encouraged to bring tenants they may represent to view it.
At the end of the day, my aim is to have your property rented quickly and at the best price that the market will support and I’ll work with you closely to make that happen.
With so many apartments for rent in New York City, it’s sometimes difficult to tell the difference between a diamond in the rough and something that’s too good to be true.
Part of my job is to help you sort out the good from the bad and save you the leg work of having to schlep to listing after listing only to be disappointed.
I’ll take a thorough history from you to help me identify what you’re looking for and I’ll make suggestions for neighborhoods that will work for your budget, many of which you may not have even considered.
My relationships with fellow brokers and my access to details of future listings will also help you stay ahead of the game in a competitive market. I’ll also make sure you’re well prepared with all the documentation you need to have should you want to apply for a property you like.
Ultimately, I’m here to guide you through the maze of the rental market to find you a gem of a home.
To work with me you can leave your details here and I’ll get right back to you. I’m looking forward to meeting you!
